Spring 2025 HOA Meeting

Dear Homeowners of Spring Creek Farms HOA,

The Spring Creek Farms Homeowners Association will be holding a Special Meeting of Homeowners to discuss proposed changes to the community’s Covenants, Conditions, and Restrictions (CC&Rs). Your input is essential, and we encourage all homeowners to attend.

The purpose of this meeting is to review and vote on the proposed CC&R changes. These updates are designed to ensure our community remains well-maintained and aligned with the needs of its residents.

A summary of the proposed changes are enclosed for your review. If you are unable to attend, we encourage you to fill out the attached proxy and email it to [email protected] by May 1st, 2025.

Frequently Asked Questions:

As you may know, the HOA Board is proposing updates to our Covenants, Conditions, and Restrictions (CCRs) to better reflect the needs and priorities of our community today. These changes are being made with care and intention, and we want to share both the “why” and the “how” with you.

Why are we proposing updates to the CCRs?

Our CCRs were written at the time of development and include language and restrictions that:

  • Are outdated or no longer reflect how we live (e.g. restrictions on certain outdoor features, overly vague or unclear rules),

  • Place unnecessary limits on homeowner improvements or updates,

  • Lack clarity around enforcement or shared community expectations.

These proposed changes are intended to:

  • Improve transparency and communication,

  • Create fair, enforceable standards that reflect how our community functions,

  • Maintain and enhance property values,

  • Give homeowners more reasonable flexibility while protecting community aesthetics and consistency.

We’re including a full summary of proposed changes in the CCR Update Summary (attached / linked).

What’s required to pass these updates?

Per Section 12.1 of our existing CCRs, any amendment to the CCRs must be approved by 51% of all homeowners. That means:
